Ask about the folderFrequently asked questions
What do I receive after the inspection?
A 14-page report with an overall compliance score, ratings for each area, photos, a prioritised action plan and a record of your certificates.
Are your prices yearly, and are they fixed?
Each package price is per property for 12 months of cover. The price shown is where our prices start, for a typical property of up to 3 bedrooms. Larger homes and properties a long way from us are quoted individually. Before we book your inspection you receive a fixed written quote, and the price you accept does not change. We are not VAT registered, so we add no VAT to our own charges. Contractors who invoice you directly may add VAT if their business is VAT registered (see our terms).
How often should my property be inspected?
We recommend every 12 months, and booking early so your certificates and insurance stay continuous.
Is the inspection a legal certificate?
No. It is an independent visual assessment. Statutory testing, such as EICR and gas safety, must still be carried out by the relevant qualified person.
Which areas do you cover?
We cover Gwynedd.
Can I manage several properties?
Yes. One owner can have any number of properties, all in one portal.

Privacy notice
Last updated: 30 October 2026
Louis Hiatt, trading as Cambrian Compliance, is responsible for your personal data (the “data controller”). Head office: Royal House, 6 Seaview Terrace, Aberdyfi, Gwynedd, Wales, LL35 0EE. Email info@cambriancompliance.co.uk. Phone 07542 388 033.
What we collect and where it comes from
Name, email, phone, property details and any messages you send; inspection records, photos and certificates for our clients. Most of it comes from you. Some comes from contractors we work with, and some from public sources, for example property details. We do not collect special category data (such as health or political views) on purpose.
Why we use it
To respond to enquiries, carry out inspections, produce reports, send renewal reminders and manage our contract with you.
Our legal basis
We use your details to answer your enquiry and to provide our services because it is needed to take steps at your request, and to carry out our contract with you. We keep records such as inspection reports because we have a legitimate interest in running our business and to meet legal and insurance needs.
News and offers (marketing)
We only send you news, tips and offers if you have said yes, for example by ticking the optional box on our enquiry form. You can change your mind at any time using our unsubscribe page, by replying “unsubscribe” to any email, or by emailing info@cambriancompliance.co.uk, and we will stop. Saying no will not affect your enquiry or any service. We keep a record of when and how you agreed.
Sharing and storage
We do not sell your data. We share it only with providers who help us run our service: Supabase (secure database, logins and file storage), Resend (sending our emails), GoCardless (Direct Debit payments), our website host and domain provider, our email and phone providers (including WhatsApp if you contact us that way), and Google (for example if you leave us a review). We also share the details a contractor needs, such as the property address, the job and access arrangements, with contractors you have asked us to arrange. We may share information with our accountant, insurer and professional advisers, or where the law requires it.
Some of these providers store data outside the UK. Where they do, we rely on UK-approved safeguards, such as the UK addendum to standard contractual clauses.
How long we keep it
- Client records, quotes, invoices and payment records: 6 years after our contract ends.
- Inspection reports, photos, risk assessments and certificates: 6 years after the last inspection of that property.
- Enquiries that do not become clients: 12 months after our last contact.
- Your marketing choice and the record of when you agreed: for as long as you agree, and then as proof of your choice.
- A record that you have asked us not to send marketing: kept indefinitely (the email address only), so that we do not contact you again.
- Email and job alert logs: 12 to 24 months.
- Contractor insurance and qualification documents: while they are an approved contractor, and 6 years after their last job.
We may keep information longer if the law, our insurer or a claim requires it.
Security
We keep your data in a secure, encrypted online system. Only invited users can sign in, people see only the information they need, and our staff and contractors are bound to keep it confidential.
Cookies and similar technology
Our website and portal store small items on your device only so they work: for example to keep you signed in, remember your last page, and let the portal keep working when your signal drops. We do not use advertising or tracking cookies. If we add analytics in future, we will ask for your consent first.
No automated decisions
We do not make decisions about you using automated processing or profiling.
Your rights
You have the right to: see the personal data we hold about you; have it corrected; have it deleted; ask us to restrict how we use it; object to how we use it; ask for it in a portable form; and withdraw your consent at any time (for example for marketing). Email info@cambriancompliance.co.uk and we will reply within one month. If you are unhappy with how we have handled your data, you can complain to the Information Commissioner’s Office (ico.org.uk, 0303 123 1113), although we would like the chance to put things right first.
Terms of service
Our inspection is a visual assessment only and is not a substitute for specialist testing or certification. Statutory testing and servicing remain the owner’s responsibility. Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else the law does not allow us to limit. Otherwise, and as far as the law allows, our total liability for any claim relating to an inspection or report is limited to the fee you paid for that inspection or service, and we are not liable for loss of income, bookings or profit, or for indirect loss.
Quotes and prices
We give you a fixed written quote before any work begins. It does not change after you accept it, unless you ask us to add work, and we will agree any extra in writing first. Quotes are valid for 30 days. Prices are per property. Cambrian Compliance is not VAT registered, so we add no VAT to our own charges.
Contractors and VAT: where a contractor (for example an electrician, gas engineer, plumber or fire safety company) invoices you directly for work, that invoice is theirs, not ours. If the contractor’s business is VAT registered, VAT will be added to their price at the rate that applies. Their quote will show whether VAT is included, so please check it before you accept. Where we arrange and pay the contractor and then invoice you for their work, we will show their charge, and any VAT they have charged, on our quote.
Deposit and balance
- Deposit: a deposit of 25% of the quoted package price is due when you accept the quote. It secures your inspection date. It is taken off your final bill.
- Balance: the remaining 75% is invoiced when your report is issued and is due within 14 days of the invoice.
- Annual packages: the package price covers 12 months from the inspection date. It can be paid as above, or by Direct Debit instalments if we agree this beforehand.
- Guest folder: the £60 guest folder is added only after your report is signed off, and is invoiced with the balance.
- Contractor and repair work (including the Platinum package): work by electricians, gas engineers, plumbers and others is quoted separately and agreed in writing before it starts. We may ask for payment in advance for materials or contractor costs. You pay for that work as shown in its quote.
- How to pay: bank transfer or GoCardless Direct Debit, using the details on our Pay us page. If an invoice is paid late we may charge interest and compensation as allowed by the Late Payment of Commercial Debts (Interest) Act 1998.
Cancelling or rearranging
- More than 7 days before your inspection: you can cancel or rearrange for free. We refund your deposit in full within 14 days.
- Between 7 days and 48 hours before: you can rearrange once for free. If you cancel instead, we keep half of your deposit to cover the time we have set aside.
- Less than 48 hours before, or if we cannot get access on the day: we keep the deposit. We will rebook you, and the deposit counts towards the new date, but a further charge of £50 may apply if access fails a second time.
- After your report has been issued: the work is done, so the balance remains payable and we cannot refund it.
- Annual packages: you can end your package at any time with written notice. We do not refund the part of the 12 months already used, but we will refund any unused months of instalments you have paid in advance for work not yet started.
- If we have to cancel (for example illness or severe weather), we will offer you the next available date or a full refund of anything you have paid for that visit.
- Consumers: if you are booking as an individual and not for a business (for example for your own home), you also have a legal 14-day right to cancel a service booked at a distance or at home. Tell us in writing within 14 days of accepting the quote. If you ask us to start within those 14 days, you pay for the work already done.
To cancel or rearrange, call 07542 388 033 or email info@cambriancompliance.co.uk. We confirm every cancellation in writing.
What we need from you
You will give us safe access to the property at the agreed time, tell us about any known hazards, and give us accurate information. Our report records what we saw on the day, based on what we could see and reach.
Who can rely on our reports
Reports are prepared for the owner who booked us and are for their use. Other people, such as a letting agent or insurer, may be shown a report, but they may rely on it only with our written consent.
Events outside our control
We are not responsible for delay or failure caused by events outside our reasonable control, such as severe weather, illness, accidents or utility failures. We will tell you promptly and offer a new date.
Intellectual property
Everything on this website, in our reports, risk assessments, templates and in the Cambrian Compliance owner and contractor portal (including the text, designs, images, forms, software and the way they are put together) belongs to Cambrian Compliance and is protected by copyright and other rights. “Cambrian Compliance” and our logo are used by us as trade marks. Reports and certificates we produce for you are for your own property and compliance use; you may share them with your insurer, letting agent, contractors, authorities and guests as needed, but you may not copy, resell, republish or reuse our templates, forms or wording for other purposes without our written permission.
Using the portal
Portal access is personal to the person we invite and is for managing your own properties and work with us. You must not share your login, copy or scrape the portal, try to reach other people’s information, or try to copy, modify, decompile or reverse-engineer any part of it. We may suspend access if these terms are broken. Our liability and your rights under the law are not otherwise affected.
Contractors using the portal
Contractors who use the portal agree to: keep valid insurance (including public liability of at least £2 million) and qualifications and tell us if they lapse; keep all property, access and owner information confidential and use it only for the job; invoice the property owner directly for the agreed quote, and tell us before any extra cost arises (any VAT they charge must be shown in their quote); upload honest photos and evidence of the work; and not contact owners about anything other than the job without our agreement. We may stop offering jobs to a contractor who breaks these rules.
Changes to these terms and the whole agreement
We may update these terms from time to time. The terms in force when you accepted your quote apply to that booking. These terms and your accepted quote are the whole agreement between us. If any part is found unenforceable, the rest stays in force.
Governing law
These terms are governed by the law of England and Wales, and its courts have jurisdiction, although a consumer living elsewhere in the UK keeps any rights they have under their local law.

Accessibility statement
Cambrian Compliance wants everyone to be able to use our services, this website and our client portal. This statement explains what we do, what we are still working on, and how to ask for help.
Reasonable adjustments
If a disability, health condition or other need makes any part of our service harder to use, tell us and we will change how we work. For example, we can:
- explain a report or certificate over the phone, or talk you through it step by step;
- send reports in large print, plain language, or another format you ask for;
- take your enquiry, quote or payment by phone, WhatsApp or email instead of online;
- arrange inspection times and access that suit you, and tell you who is attending;
- help you use the client portal, or provide your documents by email instead.
There is no charge for any of this. Phone 07542 388 033 or email info@cambriancompliance.co.uk. We will reply within 2 working days.
This website and the client portal
We aim to meet the Web Content Accessibility Guidelines (WCAG) 2.2 at level AA. We have checked the main pages for colour contrast, form labels, headings, keyboard use and zoom, and we fixed the problems we found. The site has not yet been audited by an independent specialist, so we cannot say it fully meets the standard.
Known limits
- Sample reports and some documents are PDF files. Not all of them work well with screen readers. Ask us and we will send the information in another format.
- Photos in inspection reports may have short captions only. We can describe any photo on request.
- The client portal is new and still being improved. If something does not work for you, contact us and we will help as quickly as we can.
Accessibility of the properties we inspect
Our inspections also look at how safe a property is for guests with different needs, such as step-free access and how a guest with a hearing, sight or mobility need would be alerted and leave in an emergency. Ask us if you would like this included in your report.
Tell us about a problem
If you find something you cannot use, or you are not happy with how we have responded, email or phone us using the details above. We will acknowledge within 2 working days and aim to give you a full answer within 10 working days. If you are still not satisfied, you can contact the Equality Advisory and Support Service (EASS), the free national helpline for discrimination issues, at equalityadvisoryservice.com.
Welsh language
We are based in Wales. If you would like to deal with us in Welsh, tell us and we will do our best to arrange it.
Prepared 28 October 2026. We review this statement every year, and whenever we change the website or portal in a significant way.
